Planning Permission for a 2 Bay Oak Garage

Many 2 bay oak garages fall under permitted development rights and won’t require a full planning application. To qualify, the garage generally must:

  • Be single storey with a maximum eaves height of 2.5 metres
  • Not exceed 4 metres in overall height (dual-pitch roof) or 3 metres (any other roof)
  • Not be forward of the principal elevation of the house
  • Not cover more than 50% of the total curtilage

However, if you’re adding a room above, the garage becomes two storey and will almost certainly require planning permission. Properties in conservation areas, AONBs, or near listed buildings may also need planning consent regardless of size.

Building Regulations

Detached garages under 30 square metres that are at least one metre from any boundary are generally exempt from building regulations. Most standard 2 bay garages fall close to or above this threshold, so building regulations may apply. If you’re adding a room above, building regulations will always be required. 2. Bespoke Design

Our design team creates detailed plans tailored to your site and intended use. We’ll work through dimensions, bay configurations, door styles, and roof finishes until the design is exactly right.

3. Planning & Approvals

We confirm whether your garage falls under permitted development or requires a planning application. If an application is needed, we prepare and submit everything on your behalf.

4. Oak Frame Manufacture

Your oak frame is hand-crafted in our workshop using traditional mortise and tenon joinery. Each joint is individually cut and test-assembled before delivery.

5. Site Preparation & Foundations

Groundworks and foundations are prepared while your frame is being manufactured, keeping the build timeline efficient.

6. Frame Raising & Completion

The oak frame is delivered and erected on site — typically completed in two to three days for a double garage. Roofing, cladding, doors, and finishing works follow promptly.

How much space do I need for a 2 bay oak garage?

A minimum site area of approximately 7m x 8m is typically required for a standard double oak garage, allowing for the structure plus access space.
