Why Choose Oak

Why Choose an Oak Garage Over Concrete or Steel?

When comparing a wooden garage to concrete or steel alternatives, oak framed construction offers significant advantages:

  • Aesthetic appeal: Enhances property value and character — natural oak blends beautifully with any home
  • Customisation: Fully bespoke oak garage designed to your exact requirements
  • Longevity: Oak garages last 100+ years with proper care, compared to 20–30 years for concrete or steel
  • Flexibility: Easy to modify, extend, or convert oak frame structures
  • Environmental: Sustainable, renewable timber construction with a low carbon footprint
  • Planning advantage: Oak framed buildings are more likely to gain planning consent than industrial alternatives
  • Comfort: Natural insulation properties make oak ideal for workshop use

3 Bay Oak Garage Design Options

Your triple oak garage can be configured to suit your exact requirements. Here are the most popular layout and design options:

Layout Configurations

  • Triple vehicle parking: Three enclosed bays with individual oak garage doors for maximum security — optimal spacing of 2.6m–3.0m bay widths accommodates modern SUVs
  • Two cars + workshop: Two parking bays plus a dedicated workshop space with workbenches, tool storage, and separate access
  • Car + storage + office: One parking bay, general storage area, and home office space above
  • Carport + garage + store: One open-fronted oak carport bay, one enclosed bay, and secure storage
  • Classic car haven: Three bays optimised for vintage vehicle storage with climate considerations

Roof Styles

  • Gable end: Traditional pitched roof design
  • Hipped roof: Elegant four-sided roof structure
  • Barn end: Rustic agricultural styling for rural properties
  • Catslide extension: Additional lean-to for log store or equipment

Access Options

  • Single oak garage doors (2.4m–3.0m) for each bay
  • Double doors spanning two bays for wider access
  • Sliding doors for space-saving operation
  • Up-and-over doors with manual or electric operation
  • Side-hung traditional barn doors

Roof finishes include clay tiles, natural slate, or cedar shingles. All garages are made from high-grade green oak and can be supplied as part of a full design and build service.

3 Bay Oak Garage Dimensions

All our oak garages are built to bespoke dimensions. The sizes below are typical starting points — we’ll adjust every measurement to suit your vehicles, your site, and your intended use.

Dimension Typical Size
Width 9.0m – 10.5m (30ft – 35ft)
Depth 5.5m – 7.0m (18ft – 23ft)
Height (eaves) 2.4m – 3.0m (8ft – 10ft)
Bay Width 3.0m – 3.6m per bay
Door Width 2.4m – 3.0m per opening

Need something smaller? See our 1 bay or 2 bay oak garages. For larger requirements, explore our 4 bay oak garages. If your site requires a non-standard layout, our L-shaped oak garages may be ideal.

3 Bay Garage with Room Above

Transform your 3 bay garage into a multi-storey building with a garage with room above. The generous footprint of a triple garage provides excellent upper floor possibilities:

  • Home office: Dedicated workspace and meeting area away from the house
  • Guest bedroom: Comfortable bedroom with en-suite facilities
  • Self-contained annexe: Independent living space for family or rental income
  • Hobby room: Space for crafts, model making, music, or creative pursuits
  • Storage loft: Generous space for seasonal items and equipment

A two-storey oak garage maximises your investment, creating living quarters that add genuine value to your property. While it’s possible to add an upper floor later, we recommend including it in the initial design — the frame needs to be engineered for upper floor loads, and building in one phase is far more economical. We can also design your 3 bay oak garage “room-ready” with structural capacity for future expansion.

Planning Permission for a 3 Bay Oak Garage

Three bay oak garages typically require full planning permission due to their size — a standard triple garage has a floor area of 45–65 square metres, which usually exceeds permitted development limits. Key considerations include:

  • Floor area and height restrictions under permitted development
  • Position relative to the principal elevation of the house
  • Curtilage coverage — the garage must not exceed 50% of total garden area
  • Conservation area, AONB, or listed building restrictions

If you’re adding a room above, the garage becomes two storey and will always require planning permission. Our experience with local planning authorities means we can guide you through the process — we offer a full planning application service and manage everything on your behalf.

Building Regulations

Detached garages under 30 square metres that are at least one metre from any boundary are generally exempt from building regulations. However, a 3 bay garage will almost certainly exceed this threshold, so building regulations will apply. If you’re adding a room above, full building regulations compliance is mandatory. We’ll confirm exactly what applies to your project during our initial site visit.

How We Build Your Triple Oak Garage

1. Initial Consultation

We visit your site, discuss your requirements, and assess the practicalities — access, ground conditions, and any planning considerations. There’s no charge for this initial visit.

2. Bespoke Design

Our design team creates detailed plans tailored to your site and intended use. We’ll work through dimensions, bay configurations, door styles, and roof finishes until the design is exactly right.

3. Planning & Approvals

We confirm whether your garage falls under permitted development or requires a planning application. For most 3 bay garages, a planning application will be needed — we prepare and submit everything on your behalf.

4. Oak Frame Manufacture

Your oak frame is hand-crafted in our workshop using traditional mortise and tenon joinery. Each joint is individually cut and test-assembled before delivery. For a triple garage, we use 150mm x 195mm green oak posts for superior structural strength.

5. Site Preparation & Foundations

Groundworks and foundations are prepared while your frame is being manufactured, keeping the build timeline efficient.

6. Frame Raising & Completion

The oak frame is delivered and erected on site — typically completed in three to five days for a triple garage. Roofing, cladding, doors, and finishing works follow promptly.

Typical timeline: 10–14 weeks from sign-off to completion, depending on specification and site conditions.

How much space do I need for a 3 bay oak garage?

A minimum site area of approximately 10m x 8m is typically required for a standard triple oak garage, though we recommend 12m x 10m for comfortable access and manoeuvring space. However, we can design garages to fit tighter sites by adjusting proportions and access arrangements. For very challenging plots, consider an L-shaped oak garage which makes better use of awkward spaces.

Can I add a room above my 3 bay oak garage?

Yes. A garage with room above is one of our most popular options, and the generous footprint of a triple garage provides excellent upper floor space. The room can serve as a home office, guest bedroom, hobby room, or even self-contained accommodation. A two-storey oak garage will require building regulation approval and planning permission — our team can advise on what applies to your site.

How much does a 3 bay oak garage cost?

Triple oak garage prices depend on design complexity, materials, and features. Factors affecting your oak garage cost include the number of enclosed versus open-fronted bays, roof style, additional features like catslide extensions or log stores, and whether you’re adding a room above. Each garage is built to individual requirements, so no project is ever the same. Get in touch for a free, no-obligation quotation.

Do I need planning permission for a 3 bay oak garage?

Three bay oak garages typically require full planning permission due to their size — usually 45–65 square metres of floor area. Building regulations will also apply. Properties in conservation areas, AONBs, or near listed buildings may face additional restrictions. Our experience with local planning authorities means we can guide you through the process. We offer a full planning application service and will confirm what applies during our initial site visit.

Can I use one bay as a workshop while parking two cars?

Absolutely — mixed-use layouts are very popular with our customers. We can design your triple timber garage with two parking bays (2.6m–3.0m wide each) and one dedicated workshop bay (3.0m+ wide) complete with workbenches, tool storage, separate access doors, and electrical supply for power tools and lighting. The beauty of oak frame construction is its flexibility — you can reconfigure the internal layout as your needs change.

Can I convert my 3 bay garage to other uses?

Yes. Oak frame construction offers excellent flexibility for conversions. Popular options include a full workshop space, home gym, creative studio, business use (subject to planning), or additional living space with proper insulation and services. The structural integrity of traditional oak framing makes conversions straightforward without compromising the frame.

How long does it take to build a 3 bay oak garage?

From sign-off to completion, we typically deliver a triple oak garage within 10–14 weeks. This includes frame manufacture in our workshop and on-site construction. The oak frame itself is raised in three to five days, with roofing, cladding, and finishing works following promptly. More complex designs — such as a garage with room above — may take longer. If planning permission is needed, allow additional time for the application process. We’ll provide a detailed programme with your quotation.

Do you sell 3 bay oak garage kits for self-build?

We only offer full build packages — we do not sell garages as kits. This ensures every oak framed garage we deliver meets our quality standards and is properly constructed to last generations. Our service covers everything from design through to completion, giving you a single point of contact throughout.

Do I need foundations for a 3 bay oak garage?

Yes, all oak garages require proper foundations to ensure structural stability and longevity. For a 3 bay oak garage, we typically recommend a concrete slab base or concrete strip foundations, depending on site conditions and ground type. Given the larger span of a triple garage, foundation depth usually ranges from 450mm–750mm below ground level. Our team assesses your site and provides specific foundation requirements as part of your oak garage design process.
