Planning Permission for a 4 Bay Oak Garage

All 4 bay oak garages require full planning permission due to their substantial size — typically 60–90 square metres of floor area, well beyond permitted development limits. Key considerations include:

• Floor area and height restrictions under permitted development
• Position relative to the principal elevation of the house
• Curtilage coverage — the garage must not exceed 50% of total garden area
• Conservation area, AONB, or listed building restrictions
• Commercial use may require a change of use application

If you’re adding a room above, the garage becomes two storey and requires both planning permission and full building regulations compliance. Building Regulations

Detached garages under 30 square metres that are at least one metre from any boundary are generally exempt from building regulations. However, a 4 bay garage will always exceed this threshold, so building regulations will apply. If you’re adding a room above, full building regulations compliance is mandatory including structural calculations, fire safety, and thermal performance. We’ll confirm exactly what applies to your project during our initial site visit.

How We Build Your Four Bay Oak Garage

1. Initial Consultation

We visit your site, discuss your requirements, and assess the practicalities — access, ground conditions, and any planning considerations. There’s no charge for this initial visit.

2. Bespoke Design

Our design team creates detailed plans tailored to your site and intended use. We’ll work through dimensions, bay configurations, door styles, roof finishes, and any upper floor accommodation until the design is exactly right.

3. Planning & Approvals

All 4 bay garages require a planning application — we prepare and submit everything on your behalf. Building regulations approval will also be needed, and we coordinate this alongside the planning process.

4. Oak Frame Manufacture

Your oak frame is hand-crafted in our workshop using traditional mortise and tenon joinery. Each joint is individually cut and test-assembled before delivery. For a four bay garage, we use 195mm x 215mm green oak posts for exceptional structural capacity across the wider span.

5. Site Preparation & Foundations

Groundworks and foundations are prepared while your frame is being manufactured, keeping the build timeline efficient. A four bay garage requires substantial foundations — typically reinforced concrete strip or slab foundations.

6. Frame Raising & Completion

The oak frame is delivered and erected on site — typically completed in four to six days for a four bay garage. Roofing, cladding, doors, and finishing works follow promptly.
